Rules for vacation rentals
There are certain rules you must follow if you want to rent out your home. If you don't, you risk getting fined. The Housing Ordinance lists all the rules and fines. Please find the most important ones below.
Things you need to keep in mind
- You must be registered at the address of the property and live there as well.
- All your rental advertisements must have a registration number. For more information, see the Vacation Rental Registration page.
- You must pay a tourist tax for each overnight stay.
- You can only rent to a maximum of four people per night, unless it is a family with more than two children.
- As the landlord, you are responsible for the behavior of your guests.
- If you are not the owner of the property, you need the permission of the owner to rent.
- If you rent out social housing, you are not allowed to offer your property for vacation rental.
Renting your entire property (vacation rental)
- You are allowed to rent out your property for a maximum of 30 nights per calendar year.
- You must report each time you rent out your entire home. You should always do this in advance through your account on Visitor Data.
Bed & Breakfast (B&B)
- You must be the primary occupant of the home at all times.
- The house is your own property and not owned by a housing
company. - You may only rent out a maximum of 30% of your property.
- A B&B is not allowed in a separate space outside the place you actually live, such as a barn or garden shed.
- You must provide at least one parking space on your property for each guest room.
- You may not provide catering or retail activities / businesses.
- If you rent more than a few nights per year, you may be considered an entrepreneur and must register with the Chamber of Commerce (KVK). Find out if this applies to you on the KVK page Do I have to register my business with the KVK.
Reporting a nuisance
If you have the feeling that the rules for renting tourist accommodation are being violated, for example by admitting too many tourists or too large groups, you can complain to the Schijnwerper Hotline. You can do this by sending an e-mail to schijnwerper@amstelveen.nl. Your personal data will not be passed on to the owner of the accommodation.
